A mezzanine building (or mezzanine floor) is an intermediate level constructed between the main floor and the ceiling of a structure. In industrial and commercial settings, it is a primary tool for maximizing vertical space without the need for expensive external building expansions.

Key Characteristics

  • Non-Permanent Status: Unlike a standard floor, a mezzanine is often considered a "temporary" or "semi-permanent" structure because many types are freestanding and can be disassembled, relocated, or reconfigured as business needs change.
  • Space Optimization: It effectively doubles or triples the usable area of a facility by utilizing high ceilings for storage, offices, or production lines.
  • Building Code Status: Typically, a mezzanine is not counted as a formal "story" of a building, provided it occupies a limited percentage of the floor area (often up to 25–40% depending on local 2026 codes).

Types of Mezzanine Systems

  • Freestanding (Structural Steel): Supported entirely by its own columns and beams; ideal for heavy-duty industrial use and maximum flexibility.
  • Rack-Supported: Built directly on top of high-density pallet racking or shelving, using the storage system itself as the structural support.
  • Building-Supported: Integrated into the existing building's primary steel frames or walls for lateral stability, common in new Pre-Engineered Buildings (PEBs).
